WHY WE STARTED
WHY WE STARTED
A family business built for the long term
Our journey began on the porch of a neglected home at 812. It reminded us that every transformation starts with vision, hard work, and the belief that every home deserves another chance.
2Up 3Down Properties was founded by Janelle and Bobby Finch with one simple goal: to build something lasting by giving overlooked homes a second chance.
Janelle's background in interior design and Bobby's experience as a carpenter and contractor allow us to approach every project with both creativity and craftsmanship.
We don't just renovate houses.
We create homes people are proud to live in.
Because every home deserves a second chance—and every resident deserves a place they're proud to call home.
Every home has a story.
Every home has a story.
We help write its next chapter.

We thoughtfully restore single-family and small multifamily properties, then manage them with the same care and attention we put into every renovation.
FEATURED TRANSFORMATION
From forgotten to home.
From forgotten to home.
812 wasn't just a renovation.
It became the standard for every project that followed.
We restored more than the structure. We improved the systems, respected the original character, and created a home built to serve its residents and the neighborhood for years to come.
✓ We see potential where others see problems.
✓ We restore homes with lasting craftsmanship.
✓ We create homes people are proud to call home.
✓ We remain long-term owners and neighbors.
Quality Rental Housing
Homes built for real life.
Homes built for real life.
Every rental home we own is renovated with the same care and attention we would expect for our own family. We believe residents deserve clean, safe, thoughtfully maintained homes—and a landlord they can trust.
Current availability: We rarely have vacancies because we focus on long-term residents. When a home becomes available, it will be listed here.
Professional Partners
Strong communities begin with strong partnerships.
Strong communities begin with strong partnerships.
We enjoy working with real estate agents, lenders, contractors, tradespeople, attorneys, municipalities, and neighbors who share our commitment to strengthening our communities.
